
Villa prices on Koh Samui vary enormously — from a tidy two-bedroom to a private beachfront estate. Here's what drives the cost, and which ranges to treat as a general guide rather than a quote.
Rough price ranges (per night)
- Boutique villas, 2–3 bedrooms: 8,000–30,000 THB
- Premium villas, 4–5 bedrooms with staff: 25,000–55,000 THB low season, 45,000–95,000 THB high season
- Estate-style villas, 5–8 bedrooms: 60,000–250,000 THB depending on season
- Ultra-luxury beachfront: from 150,000 THB, from 300,000+ at peak

What moves the price the most
- Number of bedrooms and capacity
- View — ocean, garden or hills
- Distance to the beach and to a developed area
- Staff included: cook, housekeeper, security
- Season, and even the specific dates within a season
Seasonality
Peak season runs roughly from 20 December to 10 January, with another strong window from mid-January through March, and a further bump in July–August. Peak weeks can run 60–100% above low season. If your dates are flexible, shifting by a week or two can save a meaningful amount.
What to check beyond the nightly rate
- Whether cleaning and linen changes are included, and how often
- Who pays for electricity — AC is often billed separately
- Whether there's a deposit and under what terms it's refunded
- The minimum booking length for your dates
