• Premium villas, 4–5 bedrooms with staff: 25,000–55,000 THB low season, 45,000–95,000 THB high season
• Estate-style villas, 5–8 bedrooms: 60,000–250,000 THB depending on season
• Ultra-luxury beachfront: from 150,000 THB, from 300,000+ at peak
