Long-Term vs Short-Term Villa Rental — Which One Fits

It's not just about trip length — short-term and long-term villa rentals work differently: different nightly economics, different service levels, different contract terms.

Short-term rental (typically up to a month)

The nightly rate is higher, but it usually includes near-hotel service: cleaning, linen changes, sometimes a cook or airport transfer. Booking is flexible, with a small deposit or none at all. Works well for a holiday, a honeymoon, or a trip with friends.

Long-term rental (one to three months and up)

The effective nightly cost drops noticeably — rent is usually quoted monthly rather than nightly. In exchange, less service is included by default (less frequent cleaning, no cook as standard), and you'll typically need a one-to-two-month deposit and a signed contract. This format suits people spending the winter on the island or working remotely.

What to check for long-term rentals

  • What's actually included in the monthly rate — utilities are often billed separately
  • The early-termination terms of the contract
  • Whether the internet is fast enough for remote work
  • Distance to a supermarket if you don't have your own transport
